8 Tips for a Successful Open House

  1. Take advantage of the technology: Having an open house? There’s an app for that! Agents can advertise open houses on popular real estate sites. Since most buyers start their searches on computers, make sure you have a professional presentation online. Be sure to include several high quality photos.
  2. Save paper, save money: Before technology advanced, real estate agents prepared brochures for prospective sellers. These days people are more likely to read material online. Keep a limited number of printed brochures on hand, but invest mostly in online material.
  3. Riders: Update that “For Sale” sign with an “Open House” sign exactly one week before your big event.
  4. Enlist the neighbors: One of the most important selling points is the neighborhood. Consider sending invitations or fliers to the neighbors.
  5. Create a neutral environment: If there is anything that could be considered controversial, take it down for the open house.
  6. Have sellers take a walk: Buyers have to be able to picture themselves in the house. That’s more difficult if the current owner is around.
  7. Be security conscious: Be sure the seller locks up anything valuable and clears medicine cabinets.
  8. Choose an off hour: Choose times that are less competitive with other Agents.
